What a seasonal visit actually involves
We take about an hour with the system, and most of it is measurement rather than guesswork. On the cooling side we read refrigerant pressures and temperature split, check the blower wheel and coil for buildup, and clear the condensate drain that backs up so often in humid regions like ours. On the heating side we inspect the heat exchanger, burners, ignition and flame sensor, and confirm the system cycles and shuts down the way it should. Then we tell you plainly what we found.
What we check and what we replace
Capacitors, contactors and flame sensors are the parts we replace most during maintenance, because they fail quietly before they fail completely. We also check electrical connections for heat damage, verify safety switches work, test thermostat calibration, and look at ductwork where we can reach it. In older homes with ducts running through vented crawlspaces, we pay attention to sagging flex, loose connections and wet insulation, since damp air in the duct system shows up as humidity and musty smells upstairs.
How we decide it is the right call
If your equipment runs but you have noticed longer cycles, higher humidity, uneven rooms or a system that starts hard on a hot afternoon, a seasonal visit is usually the right first step. If the system is not producing cold or warm air at all, that is a repair call, not maintenance. Twice a year suits most homes across the region. When should I schedule each visit?
Cooling maintenance in early spring, heating maintenance in early fall. Booking ahead of the first hot or cold stretch means we can find a problem while you still have time to fix it comfortably.
Do I need both visits every year?
Most homes benefit from both, especially with humid summers and damp shoulder seasons. If your equipment is newer and your ducts are in conditioned space, one thorough annual visit may be enough. We will give you a straight answer.
Will maintenance find problems before they cause a breakdown?
Often, yes. Weak capacitors, dirty flame sensors, clogged drains and pitted contactors all give warning signs we can measure. It is not a guarantee, but it moves a lot of failures from August to April.
