What a Real Tune-Up Includes (and What It Won't Fix)

A real maintenance visit on your AC or furnace takes longer than that, and it should end with you knowing something you did not know before. Here is what we actually check, what it prevents, and the problems a tune-up will never solve.

What Neglect Actually Does to a System
Nothing breaks the first year you skip maintenance. It is slower than that. A dirty blower wheel moves less air, so the coil runs colder and starts holding moisture and dust. A clogged condensate drain backs up into the pan and eventually onto the floor or the ceiling below. Outdoor coils packed with grass clippings and pollen make the compressor work harder every cycle, and compressors do not recover from years of that. On the heating side, a cracking flue connection or a dirty burner assembly turns a maintenance item into a safety call. Most of the failures we see in July started as a small thing in a crawlspace two summers earlier.
What a Real Tune-Up Includes
On cooling, we check refrigerant pressures and temperature split, clean or clear the condenser coil, wash out the condensate drain and check the safety switch, inspect the contactor and capacitor for pitting or swelling, tighten electrical connections, check the blower wheel and motor amp draw, and confirm the thermostat is actually calling and staging correctly. On heating, we inspect the heat exchanger, clean and check burner operation and flame pattern, verify flue draft, test limit and safety controls, and check gas pressure. In older homes across the region we also look at the ductwork in the crawlspace, because loose joints and crushed flex undo everything else we just did.
The Simple Habit That Prevents Most Calls
Twice a year, plus filters. Get the cooling side looked at in spring before the humidity settles in, and the heating side in fall before the first cold snap. In between, the filter is your job. Check it monthly and change it when it looks loaded, which for most one inch filters means every one to three months depending on pets and traffic. Keep two feet clear around the outdoor unit and pull the leaves out of the top grille in the fall. Confirm supply and return vents are open and not blocked by furniture or rugs. That is the whole habit, and it prevents more breakdowns than anything else we can sell you.
What a Tune-Up Will Not Fix
Maintenance is not a rebuild. If your system is undersized for the house, a tune-up will not make it keep up in August. If the ductwork is leaking into a vented crawlspace, cleaning the coil will not fix the back bedroom that never gets cold. A tune-up does not stop a compressor that is already drawing high amps, and it will not reverse a cracked heat exchanger or a rusted secondary drain pan. It also will not solve humidity problems caused by an oversized unit that short cycles. When we find those, we tell you plainly what it is, what it costs to live with, and what fixing it actually involves.
Warning Signs It Is Already Too Late for Maintenance Alone
Call for air conditioning repair rather than a tune-up if the unit runs constantly and the house still feels damp, if you hear a hard hum or click without startup, if there is ice on the refrigerant line, or if water is staining a ceiling under an attic air handler. On the heating side, a burning smell that does not clear after the first few minutes, short cycling, or soot around the vents means heater repair now. If you smell gas or a rotten egg odor, leave the house, call 911 or your gas utility from outside, then call us. Same for a carbon monoxide alarm. Leave first, call second.

How long should a tune-up take?
Plan on an hour or more per system for a thorough visit. If someone is in and out in fifteen minutes, they checked a couple of pressures and left. Cleaning a drain and a coil properly takes time on its own.
Do I need two visits a year, or is one enough?
Two is better because heating and cooling are checked differently and at different times of year. If you only do one, do cooling in spring. Humid summers across the region are harder on equipment than our winters are.
Will a tune-up make my high electric bill go down?
It can help if the coil was filthy or the refrigerant charge was off, but we will not promise numbers. If the bill jumped suddenly, that usually points to a failing part or a duct problem, and that is a repair conversation.
